Waterproofing Update & Projection


Our center tower has been completed from metal roof to and including our building name and address numbers with fresh paint. We have now moved onto the 5-6 stack which is located over the indoor pool door from parking lot. Therefore this access is not in use. The awning area and lobby door are the use for entering, and exiting. The weather will be playing the uncertainty roll from this point on in the project. More so now that we are into winter. The building must be at the correct temperature to accept materials, and that may not happen until afternoon when sun comes around to the front of the building.

The real challenge will be when we get ready to address the doors and corridors of the building. We will identify the doors that need attention. Also when this step occurs there will be sanding and grinding at the time around the doors. When this stage begins it's very important that you check this site out for literally corridor use shut downs. At this time unless it's a medical emergency no traffic can be on corridors while wet. The good thing is that in order to do corridors it will be a nice day, so either go golfing, shopping, site see, or have projects for inside, and also read a book. Obviously we will post schedules in order for the entire building, but we want you to know through this site. We will only be doing one, or two corridors at a time. This process can not be rushed, so you can see how long this process will take. And taking weather into account this could take a while.

Waterproofing update


We have completed the 2-3 stack, or above the awning portion of the building, and moved the swing stage to the center stack or elevator shaft. They will be there weather permitting until the end of the week. They will be treating the metal roof, as well as any areas requiring repair. The metal roof will get sealant as well as two finishing coats of Coral Clay color. Same parking protocols will be in place. The building is getting a real clean look to it. The ceilings on every floor has been repaired and painted. When it's to windy for the swing stage the crews work on painting the corridor walls which is the same color of the building. Next move will be the 5-6 stack to do the same as the 2-3 or over the awning.

Westside Waterproofing Update


Our waterproofing project is moving along nicely. The contractors have moved to the section over awning, so naturally we have routed foot traffic through the indoor pool door during the day, and arranged parking lot three rows back to avoid splashing of water, as well as paint. This is where the process takes a bit of time due to areas of the building that are identified as needing to be chipped away, treated, then concrete re-applied for painting. We are trying an additive to the paint this year that could help with the staining from water running down the building from corridors. Weather permitting this section should be completed within the next two weeks.

Water Proofing Paint Phase


We will begin painting the North Tower painting tomorrow 11/16, and as stated this project is operated by weather permitting conditions. The weather forecast this week allows us to do so, therefore short notice. In order to protect vehicles from any possible paint droplets we will be clearing the front of the building parking spaces starting with the handicap spaces, and moving them to the third row from the building towards the street. If weather allows it may be that this is the parking arrangement until the entire front of the building is complete. when weather like wind becomes a safety issue for crews the work goes to the corridors, but unless it's raining where concrete cannot be applied there will always be work being performed. The project will continue moving forward.

Water Proofing 2nd Phase


Our next phase of waterproofing will begin today. After the crew identifies any caulking needs on the North Tower, and if not to windy they will be painting the metal roof on that tower. If it is to windy they will start on the top floor identifying areas that need to be grinded and treated before painting so problem areas do not created bigger issues. This phase could easily go through all of next week weather permitted. This is an important step in protecting the integrity of the building. It could be noisy, and the crews have been instructed that no grinding noise is to be occurring before 9am.
