Presidents message regarding Corona Virus Update on enhanced cleaning

In an effort to provide Homeowners with information ongoing at Atalaya Towers regarding the Corona Virus. Joe and staff have been working diligently on cleaning the common areas. The ground level is wiped down multiple times daily including luggage carts. Elevator buttons and Stairwell doors are also being wiped down with disinfectants.

Our management company Capital Vacations, has provided the following statement and the effects on the various properties they manage including Atalaya Towers. This information pertains to common areas for HOA not your interior unit.

Dear Ladies and Gentlemen of the Board,Amid the recent COVID-19 outbreak and its effects on society, we wanted to update you on the guidance Capital Vacations has provided our General Managers, resort staff, and employees in the wake of recent announcements.Enhanced Resort Cleaning and Frequency We have requested that our resort operations teams work diligently to enhance and intensify cleaning and sanitization efforts in both guest rooms and common areas. We have provided guidance to our General Managers to actively work with each resort’s local chemical supply company and our strategic vendors to ensure they have the most up-to-date and effective products available. In addition, Capital Vacations is working with Ecolab, a premiere chemical provider in the hospitality industry, to secure product as quantities have become limited nationwide.Continuously Communicating with Employees We are monitoring all communications from the Centers for Disease Control (CDC) and the World Health Organization (WHO) to ensure our policies and procedures meet or exceed their guidelines. Through our global network, we have a relationship with Teneo, an international advisory firm that is providing guidance on specific action steps for our company. We have created signage and informational collateral to be displayed in all public, work, and communal areas of each resort. Business TravelCapital Vacations has restricted corporate travel to critical business purposes only. We have had individual Boards request telephonic options for upcoming Board meetings. In the event our Boards choose to have their meetings held via Webinar or Visual Teleconferencing, our technology platform can be made available. Please inform your Regional Vice President – Operations and/or your Association Governance Administrator should you wish to utilize either option.Economic Impacts While the total impact of COVID-19 is unknown at this time, we do anticipate the Associations will be adversely impacted. We are already hearing from hotel CEOs that they are experiencing a significant decline in reservations and corresponding ADR. As such, we expect that many of our associations will see a decline in both occupancy and rental rates. We will provide each Board with ongoing updates on rental activity to aid in financial planning. For those associations that were eligible for and executed our Rental Guarantee Program through Capital Vacations, you will receive the full contracted income as outlined in the agreement. We will continue to work with our business partners to drive occupancy to our resorts and work to mitigate shortfalls where possible.As we work through this unprecedented event, we will continue to update the Board as information becomes available.
